Advice on selling my LJ Rubicon

I am going to list my 2006 automatic LJR for sale and wanted some advice. My wife and I freaking love this Jeep, but we decided to build a house, and construction loans are no joke! I know I won't recoup everything I have put into it (~$35k). I am thinking of listing at $28k but I'm unsure if I’m reaching or if I should start higher. I’m not in a huge rush to sell. Is $28k a fair listing price?

Below is some info on the TJ and pictures as well. It is very clean, never seen the north. Only minor surface rust on exhaust and driveshaft. 90,569 miles, clean title.

Financially makes sense sell it if you get the price you want. There is always that part of heart where you you keep getting another voice but money is money and I would value house and other priorities over a vehicle.

I think it'd be hard to get that much out of it but some chump will pay though.

If you and your wife love the vehicle I'd try to keep it, it's gonna get harder year after year to get an LJ as the yuppies collect them.

Very clean and will sell fast. Yellow is a highly sought after color. I have doubts you'll get $30K for it though.

I'd at least want something on 35's for $30K. Should have a winch and not OEM bumper at that price. If you're not in a hurry, definitely list high. See what offers come in. Have fun with the tire kickers.
 
It's a Rubicon; should be on factory Dana 44's front and rear with selectable factory lockers in each.
 
I normally wouldn't knock anyone for trying to sell high, helps the value of all the others go up.
However, I really don't see 28k in yours. Most of your upgrades are normal maintenance items. Maybe if someone is looking for that exact vehicle. Good luck.

It definitely hasn't been an easy decision to choose to sell this Jeep... Thanks for the advice everyone! I'll post it for $30k on the forum and my local craiglist and go from there.
 
In 1997 I sold my yellow CJ5 and added that $3000 to the down payment for our newly built, now 24 yr old, house that I'm still sorry we've ever touched, let alone still live in. Fast forward to 2018 when I was (maybe) lucky enough to hand $3000 back to the 2nd, or 3rd owner after me for a different yellow on the same CJ5 after it had been raced for 17(?) years. I added the "maybe" because I thought I'd have it back on and off roading by the first summer I had it back.

The reason for that story is so that you will make sure you do what is best for you in the long term.
