Is this TJ in good enough condition to buy?

Hi I'm looking at a 1997 TJ 2.5L 4cyl. Mechanically it seems like it has been updated and taken care of. However, I am concerned about the rust. This is my first time buying a TJ, so I am not sure if I should buy it or walk away from it based on the rust? ANY ADVICE would be appreciated! I've attached pics, thanks!

Yes, it REALLY is that bad. That’s frame rot on both the body and frame!

Don't walk...Run. That rear control arm has separated from the frame. There are better Jeeps for you than that, even in Chicago.

That’s some serious rust through on the rear control arm, a couple more Northern Illinois pot holes and the rear end will fall out!

$500 for parts only.The body & frame are shot. And $500 is probably high.
I doubt it will pass a safety inspection.
