Garage floor

I want to paint/ seal my garage floor this year and I want to see what products you've used, how they've held up over time and if you'd recommend them. I have a two car garage - 28' x 24' - with a concrete floor. I appreciate your help.

Painting you garage floor is fine but a more durable approach would be stain and seal.

I recently stained my entire basement floor and followed with and industrial sealer, turned out fantastic.
My garage floor is next
The only Con.....to get the stain to penetrate trowel finished concrete, it must be sanded. Grrrr

I did that to my garage up in Chicago.
The issue is that during frigid winters we have to drive inside and park our Wrangler full of frozen snow/salt on the tires and close the garage door overnight.
In a year or so, the spot where the wheels sits starts flaking and stains degrading fast.

Yep, nothing worse then road salt.

Sherwin williams makes a concrete stain that is more like a paint. Looks painted when finished and doesn’t peel up from hot tires. Looks great and can be reapplied when needed. And you can tint to color you want.

Sorry couldn’t get a better pic of can.
My floor is a little dirty now. Prob gonna redo this winter.
Also this stuff is a solvent base. Very strong odor for about 24hrs.

Wintery states does not take no mercy.
I have buddies with expensive garage floors and they do not park their Wranglers inside during winter.
Southern states will have a better chance of keeping those floor last longer.

I used a floor epoxy paint kit from Lowes. No chipping or flaking after 10 years. Prep is the key to longevity. I acid washed mine prior with something from Lowes, can't recall what it was.

Ive had great luck with getting the concrete floors acid washed and sealed.

Note: not my garage.

I two have been looking at garage floor ideas I have painted my garage floors twice, in the south paint doesn’t hold up (hot tires) Have been looking at Race Deck flooring or similar anyone had experience with this

I like race deck also but the cost just for a garage floor has always put me off.

I used a floor epoxy paint kit from Lowes. No chipping or flaking after 10 years. Prep is the key to longevity. I acid washed mine prior with something from Lowes, can't recall what it was.

X2, use epoxy. If you get the floor nice and clean beforehand, no oils, it will hold up great.

It was dusty and a PITA but i actually rented a large rotating sander.
The top layer of concrete is not very porous which is why you always see painted concrete peel or a leading factor.
Broom finished concrete will take paint much better but who wants that look in a garage.
I'm really liking this posted above though.

2 part epoxy finish is the best but it is all about the prep if you want it to last.

The high gloss finishes can be murderously slippery when wet but you can get kits which include grit for traction.

I used Rustoleum pro epoxy five years ago. Has held up really well here in MN. The key is grinding the floor first. Its a ton of work. Two coats of tan, one coat of gloss.

Well worth it. I was amazed how much much dust bare concrete makes. With the coated floor I do not get crap for dust build up in the garage.
