My sisters live in a modular home neighborhood. Sanford, NC. telling me the new ones are going for $330-$360k on an Acre. Home prices across the board have become ridiculous.

the Modular we sold in Lillington, NC for $83k in 2010 when it was already 20 years old is now valued at $210k and it’s 16 years older. madness

In our zip code the active listings are $ 358 sq. / ft.

People talk about the interest rate being high , I agree with you , that it's the home prices that have gone crazy high. The loan on our home was 10.5% and we refied to 9% and were dancing in the street .

I work within the residential real estate industry. Early post 'vid I started seeing 20 year old double-wides in typical trailer park neighborhoods creep up on $200K, especially in the Lake Norman area. Now, for those same types of double-wides, I'm seeing low $200s often, and low $300s is happening. It's stoopid.

Slab-built, hot glued DR Horton houses that were selling new pre 'vid for $160-220 are now low-mid $300s, and it's the same house and shit quality. (I think these DR Horton corporate built houses are the modern trailer parks, but that's a different discussion)

So I looked up the madness , and in our area the listing cost is $ 380.00 sq. / ft . When we built our house in 1987 our cost per square foot was 31.47 all in . And this was a super insulated home , framed with 2X12 Doug Fir and R-40 insulation .

M2 Money Supply. Something like 80% of all dollars to ever exist have been printed in the last 6 years. The second chart (M1) is even worse.

Sales in the zip code , and sales listings in my area are at $380.00 sq. / ft. The crazy part is the midwest , east coasters , and Kali people keep coming . If remote work stopped , this wouldn't be the case . Pre. vid our neighbors bought their house for $379,000 ( 3200 sq.ft. 4 bed 3 bath ) before they went STR it was listed at $ 1,150,000 .

I just looked at my whole market coverage area, and we're at a median of $175, average of $180 in the northern section, $212 median and $233 avg in the southern section (NASCAR money down there). That's a very broad area, basically the center 1/3 of NC. If yall are running that high, yall have some crazy money moving in.

I just narrowed it down to the Lake Norman area (NASCAR money) and they're running an average of $350/sf

Down by me in the front range it's ~$280/sqft - that's in pretty basic douglas county :(.

Say I get a rental that's around 600 less a month than my mortgage, and I could be in a good spot to buy a house in a year or two depending on how much I needed to spend
