Hey guy looking to buy a tj was looking at a 2005 tj rubicon with 25k miles fully optioned when new. Owner added 4in lift , 35 tires, winch, new bumpers and fender flares. The truck is in perfect condition like new. Older driver, don’t think it saw any off road. What do you think a good price for it is? I’m sure he put in over 8-10k in add one.

Depends on the quality of the modifications in my opinion. That is a fairly valuable Jeep if stock, but poor/mediocre modifications will subtract from the price rather than add to it. Very few Jeeps for sale are built correctly for 35's.
BTW, I'm an older driver. Driver age isn't always a good safety net for vehicles. He didn't install 35's for parking lot obstacles at the bingo hall.
